A sealed envelope - Put in the freezer for a few hours, then slide a

| A Tough Teacher |

An old Marine became a school teacher, but before school started he injured his back.
He was required to wear a plaster cast around the upper part of his body.
Fortunately, the cast fit under his shirt and wasn't even noticeable.
On the first day of class, he found himself assigned to the toughest students in the school.
Walking confidently into the rowdy classroom, he opened the window wide and sat down at his desk.
When a strong breeze made his tie flap, he took a stapler and stapled the tie to his chest.
He had no trouble with discipline that year...

I hope you take the time today to read about each winery that i am going to cover today, each winery is unique to itself. You will find the wine makers to be friendly, and open to guests, as in SOUTH WEST WISCONSIN there is no such thing as strangers, only friends that we have not met yet. As I take the time to explain a little about each winery, the order in which I do this, has nothing to do with the quality of any of the wine, I simply need to start and end somewhere.
I plan on covering nine wineries today, i am going to tell you where they are, a little about them. and what some of the wine styles that they carry are. lets get started.
Botham Vineyards, located in the heart of Iowa County, they are surrounded by more than 900 acres of conservancy property. The wine maker believes that wine making is a less is more philosophy. Less manipulation of the wine allows the grapes character to better exhibit itself. Wine styles include: Badger Blush, Big Stuff Red, Big Stuff Two, and Cupola Gold. Riesling, Vin 10,and Seyval Blanc as well as their enjoyable dessert wine Finis, are some of the wines you will find available.
Spurgeon Vineyards: located within the hills and bluffs of SOUTH WEST WISCONSIN, just outside of Highland. This is where you will find their 16 acres of vineyard they call home. Wines from WI. cherries, cranberries, and honey round out their fine line of wines. These grapes are a firm foundation to their family owned and operated winery. Their wine styles include Beloved, a fresh fruity, semi sweet Chardonnay, with tropical overtones that completes a nice finish. Chaumbourcin, Cranberry, Harvest Blush, and Harvest Red, a semi sweet full bodied red wine, which is soft and easy to drink, a perfect wine with any pasta. These are just a small list of some of the great wines you will find available at their winery.
Weggy Winery: Located in Richland County just outside of Muscoda, two miles north of the Lower Wisconsin River Valley, an area in SOUTH WEST WISCONSIN well known for relaxing canoe trips, that offer one of a kind landscape with it's beautiful sand river bars. Weggy Winery an award winning wine maker whose rewards include a gold medal from California in 2007. Wine styles include Apple and Black Current using estate grown Honey Crisp Apples. Apple Cherry wine a perfect blended wine with WI. Montmorency Cherries that make this a very pleasurable sweet wine. Autumn Crisp (their Gold Medal Winner) a medium dry white wine that uses WI. grown grapes providing a crisp semi-dry finish. Cherry Wine, Oak Ridge Red, Oak Barrel aged Oakey Red, Rieslings, and many more wines that are available here at Weggy Wines.
You will find that SOUTH WEST WISCONSIN offers so much for any type of person, no matter what you enjoy you will find it here. Here is what I think our SOUTH WEST WISCONSIN is all about.
Our next winery Burroak Winery: Located in new Lisbon, WI. They make red, white, and fruit wines. This wineries first grapes were grown in 1997, and new vines have been added yearly since then. Designing started in 2000 with construction starting in 2003. You will find several 100 plus year old stained glass windows as well as a recently new 3,000 square foot addition which was put on for production and bottling. Wine styles include a nice variety of white wines including Brianna, a semi sweet wine, made-only in a limited quantity. Chardonnay, Lorelei, also made in limited quantities. Red wines include Cranberry, Fireside Red, a semi sweet wine, Leon Millot, and New Marquette, a dry wine. There are more choices of wines available at the winery.
Vernon Vineyards, Located in the heart of SOUTH WEST WISCONSIN, Viroqua the county seat for Vernon County. The are host to being the First Winery in Vernon County, The vineyard was established in 2001, and the winery in 2006. Overlooking the Bad Axe River in historic Vernon County. they specialize in cold climate grapes. They offer a wide selection of red, and white wines. Wine styles include, Ridge Red, a grape blend with a hint of black cherry, Three Chimney's Red, La Crosse, a subtle semi dry wine with fruit and a hint of spice, Eagle Eye Blush, named after the famous rock formation across the valley from the winery, ST. Pepin, Edelweiss, Bad Axe River Sweet. a rich sweet white dessert wine, plus many many more choices.
Tenba Ridge Winery, Located in Blair WI. This winery offers and produces a Alsatian style wine. These wines are full of flavor, and are great by themselves or paired with food. The terrace of the winery provides you with a a picture is worth a 1,000 words type view overlooking thousands of acres of SOUTH WEST WISCONSIN. Wine styles include, Apricot, Black Berry, Blue Berry, Cabernet, Sauvignon, Cherry, Cranberry, Peach, Plum, Rasberry, Vinifera Grape, and many more to taste and take your pick of.

New Glarus Primorse Winery, there motto is Where you're as welcome as the flowers in May! They offer a wide selection of wines primarilly from grapes grown here in SOUTH WEST WISCONSIN. Looking for that dinner, dessert wine or wines, or maybe just a glass for the fun of it. New Glarus Primrose winery offers whatever you are looking for. Hey, ask them about their personalized wine labels. Wine styles offered include Apfelmost, a spiced apple wine that is excellent served heated with a stick of Cinnamon. Autum Wine, Classic American Red, Holiday Wine, fresh cranberries are used to make this wine, fantastic with all holiday dinners. New Glarus Red, Primrose Blush, Red and White Wines, The Wedding Wine, are among the list of their specialty wines that are available at this SOUTH WEST WISCONSIN winery.
Last but certainly not least, one of the more famous SOUTH WEST WISCONSIN wineries is the Wollersheim Winery. This winery sits on a scenic hillside over looking the Wisconsin River. This Prairie du Sac location was first selected for vineyards in the 1840's. Twenty-Five acres of planted vineyards most of it devoted to winter hearty french American hybrids, and other experimental varieties. They make 5 different wines from their vineyards. | WHICH WAY TO TURN |

It often is a trying time for first-time homebuyers in our market . When I represent buyers I want to help them find the home that suits them the best and at the best price, but I'm also well aware of market conditions in the area my clients wish to purchase. If I'm not well-versed in a neighborhood, I find out. I do my homework.
Although I may call the listing agent with questions if need be, I don't expect to get answers. If I do, I verify what I've been told. In other words, I don't rely on the listing agent's word for it. What if they're wrong? If I've relied on the listing agent, I may have lead my buyer clients down the wrong path.
I'm saying all this because I am also a listing agent. I work for my sellers, and I care if my sellers get a good offer from a buyer, or not. My goal is to get my client's sold as quickly as possible. From my experience, in order to do so, we need to receive an offer with a purchase price as close to market value as possible.
It's not what I think the sellers "will take." The sellers will approve an offer if it meets their expectations. Sellers will consider the purchase price, and other contigencies within the offfer in their sale review, and their approval of it will be based on that information
When representing buyers who are purchasing a residential property, whether it be a short sale, REO, or standard sale, I run a list of comparables, or sold homes, in the area within the last 90 days. This helps me to determine the market value of the subject property and if the list price is in line with sold comparables. Nine times out of ten, it is. If it's out of range, either too high or too low, then I let my clients know my opinion based on the market data, and leave it up to them to decide which fork to take in the road.

| DOING WHAT WE DO BEST!! |

A little extra money is always nice, however I believe that if you don't know what you are doing run away fast, very fast. What I mean is I have friends and family that live all over the state of WI., many times I will get a call or email form a friend or family member who does not live near me, asking me to help them sell, or buy real estate, land, houses, commercial,etc. As I said the extra money would be nice, but, is it really fair to your friend or family, I say I would love to help, but i am not familiar with the area, and I do not feel I am going to be able to be your best advocate in this transaction. Now I will help them find a agent in their area, but it is not their best interest to have me help them, here is one reason why.
A couple years ago, I had a lady from the Quad Cities asking me to help her find a home on the Mississippi River, sounds simple, but their is really nothing that is ever available on the main channel, like she wanted. Their are some small town back water-front parcels from time to time, but main channel, very hard. I find one, i tell her about the parcel, Nice home on a good size piece of land, with a additional cottage, and boat ramp. Perfect. She tells me that she has done some research, and the people selling it are selling it for $100,000 more than they paid. I explained about supply and demand. She decides to pass. (here is where the story gets good).
Last year I get a call from her, she starts out telling me how great my knowledge of the Mississippi River area is, and she would like to pick my mind. She preceded to tell me she bought that piece of property that I had told her about, she did not use me as her agent, but chose to use her friend from Milwaukee..
BIG MISTAKE!!! See there was 2 tax parcels that made up that piece of land, and well her friend from Milwaukee looked up the address, and made a offer on the one tax parcel, the seller accepted. they closed the deal, and now this spring they went to their new home, only to find out, they had a neighbor, who owned all the river frontage, the other cabin, and the boat launch, you see the seller sold the other parcel to another party. The seller was able to double the money the originally wanted. She was upset, I told her, I knew there was two tax parcels, and I reminded her, as a buyer, my services to her was free, and why did she use some one from Milwaukee, she said oh she is my friend, and she could use the extra money. My reply, was I hope you have a good attorney. See in my eyes a little extra money, is not worth losing a friend or family member. |

| WE CAN MAKE A DIFFERENCE |

Lately I have done more thinking than usual. I really enjoy working with buyer's who have made the decision to own property here in S/W Wisconsin. I take the time to listen to their wants and needs, and when I say their, I mean every one involved with the purchase. having a great knowledge of the area does not hurt either. I will not take some one out just for the sake of showing property if what they are looking for is not available. The clients I work with appreciate not having their time wasted by showing them every thing but what they want. In today's world we need to stand out above the rest, so let's not rush into any thing, listen, and take notes, and make some ones dream a reality. We can do this. |

| The Internet, Our Best Friend, Or Our Worst Enemy? |

The World Wide Web. Where would we be without it. Wow our kids would have to go outside to play more often. Their homework, well they would have to know what a encyclopedia is. (Scary Thought Huh) I wouldn't be sitting here writing this blog. This is a subject that we could go on and on about but I will not.
The Internet can be our "Best Friend" You can find out most anything in a few seconds. You can talk to your friends, share pictures with the people who are close to you. Want to find out something about some one well Google them and in a second BANG. There you go.
Without the internet thre would be no web-sites. Back to the Internet. The one thing about the net that upsets me is how someone can judge a property by a few pictures on the net. It is simply impossible to make a judgment on real estate by looking at a couple of pictures. How can you say I don't like hat one, wwithout stepping n the ground. Believe me that I cannot count the pieces of land I have shown to clients, that when we walk out on it say"why didn't you tell us about this one, I love this property, Honey don't you agree. Then I tell them, I did tell you about this one, it's the one you told me you didn't like!
They say a picture is worth a 1,000 words, and with photo shop and many other types of software available, You can make the sky blue, dead grass green, a river blue, a dead tree gone, With a little skill and time you can do what ever it is you want to with a photo.
Do yourselves a favor. Never judge a book by it's cover, and take the time to really look at the house, or piece of land, because if you don't the perfect piece of Real Estate may have just slipped past your fingers with-out knowing it even existed. Until next time.
